Georgian Townhouses

Georgian townhouses in the New Town, Stockbridge, and Trinity are among Edinburgh’s finest residential properties. Generous proportions, tall sash windows, panelled shutters, and ceiling heights that can exceed 3.5 metres create spectacular rooms — but they also create practical challenges that standard decorating approaches cannot solve.

Tenement Flats

Tenement flats are the backbone of Edinburgh’s housing. From the sandstone tenements of Marchmont and Bruntsfield to the Georgian tenements of the New Town and the converted warehouse buildings of Leith, these properties combine period character with the practical realities of flat living.

Common Period Challenges

  • Lime plaster. Original lime plaster needs compatible repairs and breathable finishes. Modern gypsum applied over lime can cause delamination and cracking. Our plastering service handles both lime and modern plaster systems.
  • High ceilings. Safe, quality work above 3 metres requires scaffold platforms. We use tower systems and stairwell scaffolding for all high-ceiling work.
  • Lead paint. Pre-1960 properties may have layers of lead-based paint, particularly on woodwork. This needs careful handling during preparation — dry sanding creates hazardous dust.
  • Damp and condensation. Solid stone walls, single glazing, and limited ventilation create moisture problems in many Edinburgh period properties. These must be addressed before decorating, and breathable finishes used in affected areas.
  • Listed buildings. Many Edinburgh properties are listed. Interior decorating generally doesn’t require consent, but alterations to original features may. Check before starting.
